Modernization 
Consulting Services

Comprehensive modernization consulting services include the following services:

  • Accurate assessment and reporting. The value of this initial step is to provide recommendations regarding the timing of a modernization, evaluate the quality of maintenance, establish objectives of a modernization, and provide budgets and schedule for planning purposes.

  • Creation of detailed modernization documents. The documents define the required elevator scope of work, related scope of work, provide terms and conditions that protect and Owner's interests. The documents also include a maintenance agreement to define requirements for maintenance during the project and after the project is complete, as well as a proposal form that captures all relevant pricing and information in a competitive environment. The documents ensure a comprehensive modernization is completed that eliminates the need for any other upgrades in the near future, and that fully meets the objectives discussed with the Client in the initial phase. It also protects an Owner's interests, minimizing the risk of additional unplanned costs and schedule impacts during modernization.

  • Construction administration services, including review of submittals, RFIs, change orders, progress reviews, final reviews, follow-up reviews, review of close out documents, and assistance with any other issues. These services help ensure that the equipment that is installed meets the requirements in the Contract Documents and is properly adjusted to provide safe and reliable operation. Our involvement during the modernization work also assists with accurately tracking progress compared to the project schedule and can minimize schedule delays by identifying issues prior to final inspections by the Authority Having Jurisdiction. (AHJ)

  • Warranty review. The value of completing an assessment prior to the end of the warranty period is to ensure that the equipment is still performing in accordance with Contract Document requirements, and that it is being properly maintained.
